What the sheet covers

Without any input, the core of every forward exchange is the same: sign the exchange agreement and assign the sale contract before the deed is delivered, send the proceeds to the qualified intermediary, identify replacement property in writing by day 45, and close the purchase by day 180 or the tax-return due date if earlier. The sheet adds items for buying first, short timelines, ownership through an LLC or partnership, and the states you choose. For the 22 states with a state page (New Jersey, New York, Pennsylvania, Florida, Texas, Ohio, Maryland, Delaware, North Carolina, South Carolina, Georgia, Massachusetts, Illinois, Minnesota, Alabama, Mississippi, Nebraska, Montana, Hawaii, Vermont, Rhode Island and West Virginia) it adds the state forms and transfer taxes described on the state pages.
